Basic foreclosure definitions, from Yield to Zoning Variance

Yield - Zoning Variance


YIELD:
The net profit or the return of investment usually paid through interest or dividends.

YIELD MAINTENANCE PREMIUM:
A type of penalty imposed and meant to make investors complete in cases of the principal being redeemed early.  Normally shouldered by the borrower.

YIELD SPREAD:
A type of payment that some brokers get from a lender for encouraging and facilitating a loan.  This is usually based on the loan’s interest rate, somewhere between 0% to 6%.

Z-FLASHING:
A specially manufactured kind of metal flashing meant to provide protection for horizontal joints found between non-intersecting siding panels.  The flashing is Z-shaped, hence its name.

ZERO-LOST LINE:
The placement of a home near or almost overlapping a lot boundary, which makes the space between homes narrower or none at all.

ZERO-NET:
An occurrence in which the seller does not get any income from the sale of a property.

ZONING:
Laws and policies governing land use in a sphere of authority.

ZONING ORDINANCE:
A set of laws and policies that dictates land use, building, and infrastructural developments in an area.

ZONING VARIANCE:
A one-time change in the current provisions of the zoning ordinance.
